CHECK-IN AND CHECK-OUT TIME:

All given rates are in USD and exclude tourism tax (5%) and service fee (12%) .
A minimum stay of 7 nights is requested, shorter stays are on request.
All bookings that include Christmas Day or New Years Day will be charged at the Festive Season Rate and for a minimum of 14 days.
All Bookings that include Thanksgiving may have a different minimum stay.
Rates may be subject to change without notice.
A deposit of 30% of the property rental amount must be paid. No contract with us will exist until we have received this amount and the booking form duly signed, and have subsequently confirmed your booking.
A 14 nights stay minimum is required over the Festive period.
PAYMENT OF THE BALANCE :
The balance of the payment must be paid at least 60 days before arrival. If the balance is not received by ERVR by the due date, ERVR shall be entitled to cancel the booking without prejudice to its claim for cancellation charges, and to retain the deposit. For booking made within 60 days of arrival date, the Client will be required to pay the full cost of its rental at the time of booking. For the Festive period, 30% deposit at time of booking and the full prepayment 120 days prior to arrival.
CANCELLATION BY THE CLIENT:
For bookings during the Christmas and/or New Year holidays If the Client cancels (91) days or more prior to arrival: The AGENCY shall receive cancellation charges equal to thirty per cent (30%) of the gross rent.
If the client cancels between ninety (90) and sixty-one (61) days prior to arrival: The AGENCY shall receive cancellation charges equal to fifty per cent (50%) of the Gross rent.
If the Client cancels sixty (60) days or less prior to arrival: The AGENCY shall receive cancellation charges equal to one hundred per cent (100%) of the Gross rent.
For bookings not including Christmas and/or New Year holidays If the Client cancels sixty-one (61) days or more prior to arrival: The AGENCY shall receive cancellation charges equal to thirty per cent (30%) of the gross rent.
If the client cancels between sixty (60) and thirty-one (31) days prior to arrival: The AGENCY shall receive cancellation charges equal to fifty per cent (50%) of the Gross rent.
If the Client cancels thirty (30) days or less prior to arrival: The AGENCY shall receive cancellation charges equal to one hundred per cent (100%) of the Gross rent.
CANCELLATION DUE TO COVID 19 PANDEMIC:
If the Client is unable to travel due to the pandemic COVID 19,depending on villa owner policy, the amount paid will be fully refunded or applied to alternative booking dates in the same villa, within 12 months from the initial arrival date, solely in the following limited cases:
* Borders closure in the origin country or in Saint-Barthelemy;
*Airports closure in the origin country or in Saint-Barthelemy;
* Lockdown in the origin country or in Saint-Barthelemy.
In all other cases, the cancellation rules stated in article 2 shall continue in full force and effect.
The Agency strongly recommend the Client to take out travel insurance aimed to cover notably flight delays, flight cancellations or mandatory quarantine.
Villa changes while the Client is on the island are not permitted except for a justifiable cause such as loud construction, or a major technical problem in the villa. All of these changes are made at ERVR’s best judgment.
ACCESS TO EDEN ROCK BEACH:
We are delighted to offer a priority access to the Eden Rock’s serviced Beach to Eden Rock Villa Rental Guests. Our beach team will be delighted to provide our guests with loungers chairs, shady umbrellas and complimentary unmotorised nautical activities. Guests who have reserved to enjoy lunch onsite will have priority for sun lounger access. The remaining sunbeds will be at our valued guests’ disposal at no extra charge and we will be delighted to welcome you on the beach with prior reservation via your Concierge our Butler, 24 hours in advance.
ALTERATIONS OR CANCELLATIONS BY ERVR:
Though it is unlikely that ERVR will have to make any changes to confirmed arrangements, it does occasionally happen for reasons beyond ERVR control. ERVR will advise the Client at the earliest possible date. If for any reason beyond its control, ERVR is unable to provide the Client with the property that he has booked, ERVR reserved the right to transfer the Client to a similar villa. However, if it is not possible or if the Client does not wish to be transferred, ERVR will cancel the booking and refund the amount paid to ERVR for the villa. ERVR will not be liable for any cancellation charges for travel arrangements.
Travel insurance, Homeowners Insurance or other policies are available and may cover you for certain misfortunes, unexpected events and delays which might interrupt, delay or cancel your travel plans. The appropriate coverage should be purchased at the time of the booking. The Client’s signature on the booking form confirms that the Client is aware such insurance exists and has selected appropriate coverage for this booking.
According to French Insurance Laws, transportation of Guests by Butlers and Staff are restricted to arrival and departure transfers only. Taxis or rental cars may be arranged for any other transport requirements.
Please note that there is a daily tourism tax of 5% of the net price that has to be paid before leaving the island.
